absolutley disappointed. The mildew odor when I walked in hit me harder than a freight train. Who knew outdated furniture from the late 70s could even be called "decor"? Also, at $240 a night, I expected a complimentary upgrade or, at the very least, some decent-quality toiletries. Almost left a glowing review, but couldn’t. Just couldn’t.

great access to parks and walking trails near the river
I really loved the convenience of being close to scenic spots like the Saco River and Davis Park Recreation Area, which made my weekend strolls effortless and enjoyable while soaking in nature.

private stretch of the riverbank, scenic trails, large well-equipped rooms
The mildew odor was off-putting!!! Furniture and amenities feel outdated, clearly from the late 70s. Price point seems excessive for the quality, especially with such cheap toiletries!!!

The large, clean room provided a comfortable retreat after long days exploring the stunning nearby trails and scenic spots like the Saco River.
However, the breakfast options were a bit limited, mostly consisting of pre-made sandwiches that lacked variety in egg and cheese choices.

We were greeted with a warm and welcoming reception by the owners, who took the time to hang out with us and share detailed tips about the area. Our room was not only very large but also exceptionally clean and well-equipped, making our stay comfortable. The property has a private stretch of the riverbank with scenic trails and picnic tables, perfect for a relaxing escape from the crowds on the Kancamagus Highway.
The parking area was a bit tight, especially during busy weekends.

missingWrote a review on Aug 19clean roomall-day snackslimited breakfast choices
I really enjoyed the large, clean room with all the amenities I needed, and the all-day snack options in the dining room were perfect for late-night cravings. I spent some time relaxing in the cozy lounge area and appreciated the calm vibe that made it easy to unwind. The breakfast was good, but I wished there were a few more choices for eggs and cheese, like scrambled options.

The Deluxe Queen Room was super spacious and really clean, which I loved. Having a fridge and microwave was a nice touch. The all-day snack options were perfect for those late-night munchies too. Owners were so friendly and kept the vibe chill. But, the old-school decor felt a bit dated for the price we paid. A few more breakfast choices would’ve been great, especially for egg lovers!

great ambiance , but breakfast options could improve
The owners greeted us warmly and were genuinely interested in making our stay enjoyable. Our room was exceptionally spacious and meticulously clean, equipped with everything we needed. The complementary all-day snacks were a thoughtful touch that added to our comfort, especially during our casual gatherings in the dining room.
Breakfast options could improve, as variety felt a bit limited.
